The main goal of the General Maintenance Worker is to assist the Assistant Director of Facilities with keeping CVI facilities at maximum operational functionality. This requires constant monitoring, inspections, and the repairing of any issues as they arise to prevent further worsening of any problems. The incumbent will be skilled in painting, electrical, plumbing, carpentry, HVAC, and ground/landscaping and work closely with the Assistant Director of Facilities.
Qualifications
High school diploma
Minimum three years of related experience
Valid driver’s license
Reliable vehicle with current auto insurance
Working knowledge of technologies such as tablets, cell phones, laptop computers, and electronic work order systems
Duties and Responsibilities
Complete apartment turn-overs within a two-week window
Complete projects and checklists within the scheduled timeframes
Keep all properties up to fire codes, building codes, and Housing & Urban Development (HUD) and Housing Authority standards.
Inspect buildings, equipment, and systems to identify any issues
Develop and implement preventative maintenance procedures
Plan and schedule all repairs based on priority of need regardless of communication method
Develop and maintain a maintenance log of all needed repairs with timelines for corrective action to be completed
Provide weekly updates to the Assistant Director of Facilities and Director of Permanent Supportive Housing
Participates in staff meetings to gather information required to perform functions and be altered to maintenance issues
Helps negotiate with vendors for large purchases, facilities projects, and service delivery, obtaining at least three quotes
Available to be contacted in an emergency – share on-call duties
Perform all other related duties as requested or assigned
